The Conceptual Master Site Plan (CMSP) reflects the earliest stage of a project's design and is intended to be very basic. Issues related to appearance are fleshed out in later stages of design.

A CMSP does not show:
  • Architectural style
  • Building articulation
  • Color
  • Facade elevations
  • Fenestration
  • Materials
  • Renderings
A CMSP does show:
  • Bulk and mass
  • Height
  • Locations of buildings and uses
  • Lot coverage
